Planning your Dream Home essentially concerns with arranging various rooms in the best possible manner within the limited space. The most obvious thing to do is to put yourself the trio of basic questions. First, which particular room should be placed where. Second, why it should be placed there and third, whether it is required at all? After that you plan your dream home step by step as follows:

Step-1: Finalize your requirements
Before you plan your dream home, first finalize your requirements. Initially, the requirements would seem to be unending. A home may contain bedrooms, drawings, dining, kitchen, store, study, children's room, toilets, balconies, entrance hall, courtyard, car-park, garden and so on. Some of these spaces are essential but the rest may not be required by everyone. For example, a study is required by academics, a small office room by professionals but not by all. So, you must restrict your requirements to bare essentials, specially if you have a small plot. Make a list of your requirements on a paper and think over it and then decide which rooms and spaces you will put in your plan and which one not. Your visualizing power will help you to make an efficient plan.

Step-2: Fix room sizes
Next you decide how large each room should be. Do not fix room sizes arbitrarily or hearsay. It is important that they are optimum. Too small room will create problems of furniture layout while too large room will not be used to its full capacity and would demand more maintenance. Now come to the balcony, if you have thought about balcony, do not put all side large balcony - it will hardly be used. Instead, you could make room larger or a rear balcony may be more useful.

Step-3: List of furniture
Next is furniture. make a list of furniture and major household items. Each one of them must find a suitable place in your plan. Decide which way you arrange them in the room in the most economical way. One thing I must say that too much furniture makes the room clumsy and over decorated. Try to limit the numbers of furniture as much as possible. An open and simple decorated room looks more beautiful than others.

Step-4: Location of doors and windows
The furniture layout would also help you about something that would play a big role in making your home functionally efficient - the location of doors and windows. Generally, door flushing to wall side of a room gives more usable spaces than providing it in the middle of the wall. Windows can be provided in the middle of the wall but after considering the bed position. Once you have decided where you will put doors and windows, then decide the width and height of doors and windows. Window openings are generally taken as 15% of the floor area of the room. Bigger windowed room looks gorgeous.

Step-5: Relationship diagram
Now your brain is working on rooms, room sizes, furniture, doors, windows etc. Put your imagination on a graph paper considering one unit of graph paper as one foot or one millimeter as per your convenience and prepare a relationship diagram. Put those rooms which have the closest relationship as near as possible. Grouping of spaces must be as compact as possible so that you do not have to move long to carry out daily chores. Compact plan is also cheaper to build. For a compact plan, follow the golden rule - All similar spaces must be grouped together. This also applies to service spaces like toilets, kitchen etc. If they cannot be grouped together, they should at least for some sort of alignment. Try to place toilets and kitchen flushing to exterior wall. Do not place the in middle otherwise it will create ventilation problem.

Another way to plan your dream home or making relationship diagram is by using Vastu shastra. Vastu shastra has recommended the placement of different units of a home in certain position. Though it is an ancient method for planning of home but still it is very popular. It is also very helpful for budding planners as it makes the work easy. These are as follows:

  • BEDROOM FOR OWNER : South-West corner.
  • KID'S ROOM : North-West, West corner.
  • DRAWING : East side or North-West corner.
  • DINING SPACE : East side or West side.
  • LIVING SPACE : East side or West side or North-West corner.
  • STUDY : North or West side.
  • KITCHEN : South-East corner or South side.
  • BALCONY : North-East corner or North side or East side.
  • WASH ROOM : West side or South side or North-West corner.
  • BATHROOM : East side otherwise North-West or North side.
  • STAIRCASE : South side or West side otherwise South-East or South-West corner.
  • LIFT / ELEVATOR : South or South-West corner.
  • UNDERGROUND WATER TANK / BORE WELL: North-East corner.
  • SEPTIC TANK / SEWAGE TREATMENT PLANT : North-West corner or East side.
  • OVERHEAD WATER TANK : South-West corner.
  • ELECTRIC ROOM : South-East corner.
  • PET'S ROOM : North-West corner.
  • MAIN ENTRANCE : Divide the front boundary wall into three equal grids. Entrance should be located on the second grid but should not be placed on the center of the second grid.

Step-6: Doors and windows in suitable positions
Once you have made a compact plan, inspect individual rooms. Adjust the placement of the doors and windows in suitable positions. Make sure the room is properly lighted and ventilated. A dingy room is unhygienic, psychologically depressing and slows down your efficiency. Remember two smaller windows on opposite or adjacent walls are better than larger window on one wall.

Step-7: Final addition and alteration
When you plan your dream home, you imagine a lot of facilities, which may not be required now,but can escalate your budget. What you don't require immediately can be put off and can be added later on. So tailor your plan according to your budget and do some addition & alteration if it is required.

Step-8: Other parameters
Finally, to plan your dream home do not forget to consider those small but important parameters - the width of main door, width of built-in wardrobes, the height of plinth level, the stair room headway, the width of approach road, the height of entrance porch, provision of minimum open spaces as per rule etc. Keeping these in mind review the plan again and do necessary tit-bit changes.

Step-9: Get help from an Architect
Now you have got a plan that should past the test of time. But then you may ask, what is left for an architect? Well, an architect can give you technical and legal guidance, and who will lend your home a distinct identity and aesthetic look. In case you have your own plan of how the exterior should look like, convey it to the architect. The Architect will prepare a drawing with three-dimensional exterior view based on your ideas.

Step-10: Final detailed drawing
Lastly, look at the drawing with 3D view made by the Architect and visualize how it will look like. If you think some tit-bit changes may look good or useful then consult with your Architect about the changes and finalize it. After necessary correction Architect will prepare the services drawing for electrical details, sanitary & plumbing details, drainage details, HVAC etc. Finally, a detailed drawing consisting elevation view, sectional plan, sectional elevation, structural details, services details is prepared and it is got approved from the concerned authorities (city's Municipal Authority).
